Julie Williams and Monica Szewczyk - Two Award-Winning Realtors for the Price of One

A typical day for top-selling realtors Julie Williams and Monica Szewczyk isn’t typical at all. It might begin by Zooming with an out-of-town couple looking to relocate to McKinney and tapping into the team’s extensive knowledge of local neighborhoods, schools, and amenities. After a quick call from a new homeowner looking for referrals on a local landscaper, plumber, or handyman, and it’s time to rendezvous with a home stager and photographer helping put the “best foot forward” on a new property they’ve listed. Then they’re off to walk another property with longtime clients ready to downsize or a growing family looking for more room. All in a day’s work for one of Keller Williams’ top selling realty teams.

Through it all, the Texas Property Sisters are side by side, offering clients a two-for-one deal. “From first contact to closing—and beyond—our clients have two Realtors in their corner,” Julie said. “We never turn them over to an assistant. Whatever’s going on with their home sale or purchase, the two of us are hands-on.” This dynamic teamwork has been rewarded with clients who not only refer Monica and Julie to family and friends but call them back when they’re ready to make their next move. In fact, 90 percent of their new listings come from repeat or referral business.

“We love working with multiple generations of families,” Monica said. “We might help a couple buy a home, then receive a call from their kids when they’re grown and ready to start their own families. Then we help them move into a larger home as their kids grows, and maybe help their mom and dad downsize when they’re ready. Those relationships are what make this job a joy.” And many of those relationships grow into friendships with Monica and Julie meeting client/friends for dinner or a round of golf, exchanging Christmas cards, and helping them with things far outside the realm of the usual Realtor/client arrangement.

“We both live, work, and play here,” Julie said. “We feel confident in our knowledge of the area and can counsel with client—especially those moving from out of state or outside Collin County—on which area will best fit their lifestyle and preferences. Once we’ve closed on their house, the relationship doesn’t end. If they want to join the country club, we’re the ones they call to tell them how. If they need a decorator or HVAC contractor, they know we have resources they can trust. Even when a client leaves Texas, we can often help them find a good Realtor in the area where they’re moving. We look at each client as a client-for-life and that doesn’t end when the closing papers are signed.”

Like everyone else, Monica and Julie have had to adjust “business as usual” because of COVID-19. “Companies are still hiring in this area,” Monica said. “The realty business is busier than ever. We just need to do things a little differently. As soon as we were allowed to go back to work, we put together a packet for homeowners with masks, gloves, booties, and hand sanitizer which we make available in every home. We limit the number of people per showing and we only schedule showings for home buyers who are prequalified and seriously considering a property.”


Julie and Monica are Collin County through and through and believe in giving back to the community that’s been so good to them. They volunteer freely of their time and resources to Meals on Wheels Collin County, McKinney Education Foundation, CASA of Collin County, Samaritan Inn, Love Life Foundation, McKinney Public Safety Children’s Scholarship Foundation, the Seed Project Foundation, McKinney Roots, and other worthy causes.
