Is this a good time for me to shop for a home?
It’s the absolute best time I’ve seen in my 16 years as a Realtor. This has been called an “unprecedented time.” That’s true in real estate, too, with interest rates at an historic all-time low. We’re seeing 30-year rates at under 2.5 percent. Six months ago, this was unheard of. We may never see another time like this where you can purchase a home for less than the cost of paying rent.
What are some of the things I should consider when looking to buy a house?
One of the most important things is to be sure you can afford the payment—not just the mortgage payment but the taxes and insurance. For instance, if you purchase a home near the coast, you need to keep in mind the cost of the flood insurance may be three to four times higher than a non-coastal property. Newer subdivisions have a higher tax rate due to newer schools whereas the schools in older neighborhoods are already paid for by the tax base and have a lower tax rate. These numbers will have an impact on the total amount of your payments.
